November 2025 Market Recap: 30A West Hits the Pause Button

November on the west end of 30A didn’t crash — it cooled. Sales slowed, inventory swelled, and buyers gained even more breathing room. This is the kind of market shift that favors patience, strategy, and realistic expectations on both sides of the deal.

Here’s what the numbers actually say.

📉 Sales Slowed Noticeably

  • 20 homes sold, flat year-over-year, but down 28.6% from October.

  • 27 homes went under contract, down 20.6% month-over-month and 22.9% year-over-year.

This wasn’t buyer fatigue — it was seasonal restraint. Fewer rushed decisions, more “let’s think about it” energy.

🏡 Inventory Built Up Fast

  • Active listings were up 2.7% year-over-year, though down 3.1% from October.

  • Months of inventory (closed sales): 19.1, up 36.3% from last month and 2.7% higher than last year.

That’s deep buyer’s market territory — and one of the most inventory-heavy snapshots we’ve seen this year. 

💰 Prices Took a Step Back

Price corrections were more pronounced on the west end this month:

  • Median sold price: $1,036,000

    • ⬇️ 23.3% from October

    • ⬇️ 16.5% year-over-year

  • Average sold price: $1,261,000

    • ⬇️ 48.6% month-over-month

    • ⬇️ 39% year-over-year

  • Price per square foot: $542

    • ⬇️ 36.3% from October

    • ⬇️ 25.9% year-over-year

Important context: smaller sales volume + fewer high-end closings can dramatically skew averages — but the softening trend is still real. 

⏳ Homes Took Longer — Even If They’re Not Stuck

  • Average days on market: 144

    • ⬆️ 22% from October

    • ⬇️ 18.2% year-over-year

  • Sale-to-list price ratio: 90%, down slightly from last year

Sellers are negotiating more — and buyers know it. 

🔑 The Takeaway

For buyers: This is maximum leverage territory. Selection is wide, urgency is low, and pricing conversations are more flexible than they’ve been in years.

For sellers: The market isn’t broken — but it is honest. Homes that chase yesterday’s pricing are sitting. Homes that meet the moment are still moving.
