WaterColor did something in December that most of 30A hasn’t managed yet: it settled into a true neutral market. Sales picked up meaningfully, inventory tightened, and prices moved higher — not in a chaotic way, but in a measured, balanced one.

This is a very different story than what we’re seeing across much of the broader 30A market.

Here’s what stood out.

📈 Sales Picked Up — Even Into Year-End

  • 7 homes sold, up 250% year-over-year

  • Sales were down 22.2% from November, but still strong relative to last year

  • 6 homes went under contract, up 20% month-over-month and 100% year-over-year

Even with seasonal slowdowns, buyers were active — and more importantly, committing.

🏡 Inventory Tightened Sharply

  • Active listings were down 19.1% year-over-year

  • Inventory also fell 11.6% from November

  • Months of inventory (closed sales): 5.4, down 77% from last year

This inventory compression is what pushed WaterColor squarely into neutral market territory, something we haven’t seen consistently elsewhere on 30A yet.

💰 Prices Moved Higher (Without Volatility)

December pricing was notably strong:

  • Median sold price: $3,120,000

    • Up 13% month-over-month

    • Up 11.3% year-over-year

  • Average sold price: $3,443,000

    • Up 20.8% from November

    • Up 22.8% year-over-year

  • Price per square foot: $1,024

    • Up 0.6% month-over-month

    • Up 8.5% year-over-year

On a six-month view, both median and average prices remain neutral, suggesting stability rather than speculation.

⏳ Homes Are Moving Much Faster

  • Average days on market: 18 days

    • Down 84.3% from November

    • Down 88.6% year-over-year

  • Sold-to-original list price ratio: 98%, up 6.5% month-over-month and 8.9% year-over-year

This is a clear signal that buyers are acting decisively when homes are priced correctly.

📊 Absorption Confirms the Shift

  • Absorption rate (closed sales): 18.4%, up 331.3% year-over-year

  • Absorption rate (pended sales): 15.8%, up 147.3% year-over-year

Absorption rates now sit firmly in neutral territory, reinforcing that this market is no longer buyer-heavy.

🔑 The Takeaway

WaterColor finished 2025 in a balanced, neutral market — with rising prices, faster sales, and tightening inventory.

For buyers, leverage is no longer guaranteed, especially on well-located or well-finished homes.
For sellers, the data shows that demand is real — but pricing still needs to align with today’s market, not yesterday’s peak.

This is one of the clearest examples on 30A right now of a market that has found its footing.
