November 2025 Market Recap: 30A East Slows Down, But Prices Find Their Footing

November on the east end of 30A felt like a collective exhale. Fewer homes changed hands, buyers took their time, and the market leaned firmly buyer-friendly — but prices quietly stabilized in a way that matters heading into winter.

Here’s what actually happened.

📉 Sales Pulled Back (Seasonally, Not Dramatically)

  • 77 homes sold, up 18.5% year-over-year, but down 12.5% from October.

  • 85 homes went under contract, down 8.6% month-over-month, yet still 23.2% higher than last year.

Translation: fewer impulse moves, more intentional buying. Very on-brand for late fall. 

🏡 Inventory Tightened (Quietly)

  • Active listings were down 2.7% year-over-year and down 3.3% from October.

  • Months of inventory (closed sales): 9.6, still a buyer’s market, but 18.7% lower than last year.

Buyers still have options — just not quite as many as they did earlier this year. 

💰 Prices Stabilized (and That’s the Headline)

This is where things get interesting:

  • Median sold price: $1,650,000

    • ⬆️ 14.7% from October

    • ⬇️ 10.8% year-over-year

  • Average sold price: $2,291,000

    • ⬆️ 7.3% month-over-month

    • ⬇️ 6.5% year-over-year

  • Price per square foot: $862

    • Essentially flat month-to-month

    • ⬇️ 6.6% year-over-year

After several choppy months, pricing finally found a steadier rhythm — not surging, not sliding. 

⏳ Homes Took Longer to Sell

  • Average days on market: 129

    • ⬆️ 21.7% from October

    • ⬆️ 31.6% year-over-year

  • Sale-to-list price ratio: 91%, down slightly from last year

Buyers are negotiating — and sellers are listening. 

🔑 The Takeaway

For buyers: This is still your window. Inventory is easing, sellers are flexible, and pricing feels more rational than it has all year.

For sellers: The market isn’t punishing — but it is selective. Homes that are well-priced and well-presented are still getting traction. The rest are waiting.
