October 2025 Market Recap: 30A West Bounces Back with Big Price Gains

The west end of 30A came in hot this month. Prices surged across the board, contracts spiked, and sellers saw faster movement than earlier this fall. It’s still a buyer’s market, technically — but it’s one that suddenly looks a lot more competitive.
💰 Prices Made a Major Comeback
The numbers speak for themselves:

Median sold price: $1.35M — up 50% month-over-month and 4.8% YOY.

Average sold price: $2.45M — up 53.3% MOM and 52.3% YOY.

Price per sq. ft.: $851 — up 26.3% from September and 27.8% from last year.
That’s what we call a glow-up. Both average and median prices showed six-month “appreciating” trends, hinting that this rally isn’t just a blip.
🏡 Inventory Still Generous, But Not Growing

Listings rose 3.1% YOY but dropped 4.1% from September.

14 months of inventory — down 4.8% YOY and up slightly 6% MOM.
The takeaway: plenty of choices for buyers, but the wave of new listings that defined early 2025 has clearly eased.
📈 Buyer Activity Popped

28 homes sold, up 7.7% YOY (a slight dip from September’s 31).

34 homes went under contract, up 25.9% from September and 47.8% YOY.
That surge in pending contracts could easily translate to a strong November closeout.
⏳ Homes Are Selling Faster

Days on market: 118 — up from September’s 88 but down 26.7% YOY.

Sold-to-original list price ratio: 91%, up 1.1% YOY.
Even with longer DOM month-to-month, sellers are conceding less on price — another subtle shift toward balance.

For buyers: You still have options, but prices are trending up and competition’s heating back up.
