Real Estate Market Update - November 2025: 30A East Keeps It Cool in a Buyer’s Market

The east end of 30A stayed firmly in buyer territory this month — but it’s not all doom and discounting. Sales jumped again, buyers had options, and sellers who priced smartly still closed strong. If you’re watching for the market’s next move, October brought plenty of clues.
📈 Sales Stayed Strong

88 homes sold, up 54.4% year-over-year and 1.1% above September.

91 homes went under contract, 42.2% higher YOY, even with a 6.2% month-to-month dip.
Buyers are still out there — they’re just moving with intention, not FOMO.
🏡 Inventory Shrank a Bit

Listings were up 1.2% YOY but down 2.4% MOM.

8.7 months of inventory marks a clear buyer’s market (though it’s down a healthy 34.5% from last year).
Plenty to shop, but not the endless overflow we saw earlier this year — and that keeps things balanced.
💰 Prices Cooled Off
After a hot summer run, October brought some price softening:

Median sold price: $1.44 M (-4.1% MOM, -27.9% YOY)

Price per sq ft: $860 (-12.2% MOM, -14.6% YOY)
So yes, prices are lower than last year — but with volume rising and inventory shrinking, the slide looks more like a rebalancing than a retreat.

Sale-to-list ratio: 90% (up slightly from September)
Buyers are negotiating but not dragging things out — a solid sign of real activity.
