30A East Real Estate Market Update – August 2025: Sales Surge, Market Still Buyer-Friendly
July wasn’t just busier — it was the most active month we’ve seen in a while. Sales climbed, contracts surged, and the east end of 30A showed it’s still a market people want in on.
Yes, it’s still a buyer’s market — but for sellers who play it smart, July proved that deals are very much happening.
📈 Sales Were the Star of the Show
The numbers speak for themselves:

75 homes sold — up 53.1% from July 2024 (49) and 10.3% higher than the 68 sales in June 2025.

84 homes went under contract, up 13.5% month-over-month.
After months of “wait and see,” buyers finally stepped off the sidelines — and sellers who were priced right saw real action.
🏡 Inventory Still Leans Buyer-Friendly
While total listings are 11.9% higher YOY, inventory actually dipped 4.3% from last month.
That’s good news for sellers, but the market still sits at 12.3 months of inventory — double what we’d need for a balanced market. Buyers still have plenty of choices.
💰 Prices Show Mixed Signals

Median sold price jumped 13.2% from July to $1.65M, almost erasing the slight YOY dip of 1.5%.

Average sold price per square foot fell 2.8% MOM and is 13.8% lower YOY.

Average sold price inched up 1.1% MOM, but is still 21.8% lower than last year.
In other words: headline prices look strong, but buyers are still negotiating.
⏳ Homes Are Sitting Longer
The average days on market climbed to 119 days, up 40% from last year. Sellers are averaging 92% of their original list price, which means negotiations are alive and well.

For buyers: You’ve still got the upper hand — but don’t sleep on well-priced homes. They’re the ones moving fastest.
For sellers: The buyers are there. The sales are happening. But this isn’t 2021 — you’ll need smart pricing and marketing to get your home in that sold column.
